Significant Sales - week ended 9/8/17

After putting together my weekly activity post, I read a WSJ article that captured my attention, so I will follow the regular weekly post with a discussion of the possible effects of Utah's interest in Amazons search for a location for a second corporate headquarters. There were 78 pended sales reported by the Park City Multiple Listing Service in the week ended 9/8/17. 29 closings and 65 new listings were reported during that week.

Single Family Homes: Two interesting Old Town properties were listed last week in the Alpine Retreat subdivision. 1266 Park Avenue is a 1,727 SF, 4 bedroom, 3 bath home built in 1907 and completely remodeled in 2017. This home is priced at $1,400,000 ($811/SF). Centrally located on the bus line, steps from the Library Center and City Park, this property has excellent rental potential. A second property in Alpine Retreat is a 1661 SF, 3 bedroom, 3 bath home at 1265 Sullivan Rd. This home was built in 2001 and remodeled in 2017 and is also priced at $1,400,000 ($843/SF). Condominiums: There were 20 new condo listings and 9 of those were in Park City proper. Listing quality continues to improve as Fall approaches. A new listing at 8894 Empire Club Drive #102 at the Flagstaff condominiums is a 2,140 SF, 3 bedroom, 4 bath condo priced at $2,695,000 ($1,259/SF). Another listing that will generate immediate interest is 67 Vantage Ct at the Racquet Club. A similar sized Racquet Club that came to market 2 weeks ago at $645,000 ($451/SF) with a lesser view went under contract last week and provides evidence that 67 Vantage Ct won't be around long. Another property that will attract lots of interest in the Jeremy Ranch area is a new listing at 3029 W Canyon Links Drive at the Canyons Links project. Vacant Land: A rare new listing at Deer Crest in Deer Valley at 10622 N.
