THE COLONY AT WHITE PINE CANYON | PARK CITY MOUNTAIN

The Colony is a planned residential, private, gated community featuring homes and building sites with exclusive ski and snowboard access in addition to hiking, biking, and horseback riding trails. It is located 35 miles from Salt Lake International Airport and 5 miles from Park City’s historic Main Street. The recent purchase of the Park City Resort by Vail Associates who previously acquired the Canyons Resort has created what is now the largest ski resort in the USA with approximately 7300 acres. The Colony occupies 4600 acres between the two resort areas which were connected in 2015 by a $50 million capital improvement project including a gondola completed and successfully launched for the 2015-16 ski season. This connection was made possible by an easement granted by The Colony. The combined resort is a major part of Vail Associates Epic Pass program which has over 400,000 members world-wide.

The 274 home site Colony development features building sites ranging from 2-113 acres. To date 212 lots have been sold, 143 homes have been built, and 33 homes are under construction or in review as of mid 2016. Building sites now available range from $1,700,000 to $3,000,000, with the overwhelming majority of buyers coming from out of state. The Colony is a proven development with an established community of owners and is now attracting world- wide attention at a time when it’s last phases are being offered. In 2015, 13 developer and resale building sites sold with prices ranging from $1,580,000 to $3,800,000 and an average price of $2,252,000. In 2015, 8 resale single family homes sold for prices ranging from $3,450,000 to $12,750,000 with an average price of $6,196,250 and an average price/SF of $598. In the first half of 2016, 10 building sites closed with prices ranging from $1,600,000 to $4,500,000 and an average price of $2,277,000. 5 resale homes sold in the first 6 months of 2016 priced from $5,600,000 - $8,900,000 with an average sales price of $6,226,000 ($776/SF).
